Is concrete mixing allowed on the subdivision's concrete road and paved sidewalks?
Concrete mixing shall not be allowed on the subdivision's concrete roads or paved sidewalks. It may cause to defacing, obstruction or clogging of the drainage systems, or damage to the sidewalk, curbs, gutters and roadway.

What is the allowed measurement if the buyer wants to have his professional nameplate?
Nameplates or shingle of professionals measuring no larger than 40 centimeters by 20 centimeters may, however, be permitted, provided that the materials designed be approved by ULDI and/or VDMHAI.

Is it allowed to raise chickens, cattle and pigs inside the subdivision?
No.

What is the residential lot limitation?
Only one private single-family residential house shall be erected on each lot or building site although the accessory quarters for household helps and garage maybe built in the case of open lots, assuming all restrictions on easements and setbacks will be violated.

Is it allowed to use the lot for house chapels, churches, places of worship or congregational gatherings?
Lots shall not be used to house chapels, churches, places of worship or congregational gatherings, nor any structure be built on any lot for such purposes. ULDI shall provide venues for such worship or where congregational worshippers may meet for such purposes.

How much of the total package price will be paid to build a house?
Construction of any structure on the lots may commence only after the owner has paid 50% of the total package price of the lot.

What would be the sanction if the buyer construct his house at the wrong lot?
In the event the owner constructs his house on a wrong lot, the owner shall automatically remove the said construction at his expenses; otherwise the ULDI and/or VDMHAI shall immediately remove the same at the owner's expense without the necessity of court order without criminal and/or civil liability whatsoever, on the part of the corporation, its officers and employees.

After paying the 50% total package price, is there any duration of time upon building the house?
In the event any structure or building shall remain unfinished and not ready for occupancy in accordance with the approved plans within one year from the date of commencement of construction the owner shall be given due notice by ULDI and/or VDMHAI to either finish or dismantle the said structure or building within a six-month period. For failure in the part of the owner to comply with such obligation to either completely finish or completely dismantle the structure/building within the set period, ULDI and/or VDMHAI can cause the completion or dismantling of the structure at the expense of the owner.

When can the buyer have his certificate of transferability?
During the period before full payment for the total contract price, the owner hereby binds himself not to cede, sell, transfer or in any other manner, dispose of his rights to the said property without prior written consent of ULDI. After full payment is completed, a Certificate of Transferability from ULDI shall be issued to the buyer.

Can the buyer sell his property after full payment?
Upon full payment of the total contract price including interest, if any, should the owner desire to sell, assign or otherwise convey his rights or interest over the property, the owner shall first offer to sell the property to ULDI.

What are the easements and setbacks?
All buildings, including garage, servant's quarters, and/or parts thereof must be constructed at a distance of not less than two(2) meters from the boundaries not fronting a street.

One and a half (1 1/2) meters from the boundaries not fronting a street on the sides and two (2) meters from the rear boundary not fronting the street.

Outside edges of roofs and/or eaves, including canopy, all without columns, of the structure must be at least 1.2 meters from the property line fronting a street and one (1) meter from the property line fronting a street.

What is the required measurement of the driveway?
All driveways/ramps must have five percent (5%) sideways slope up to the sidewalk and eight percent (8%) slope from the main street up to the main garage with provision for at least one inch (1") drop curb.

What is the required height of the fences?
Fences fronting the property should not exceed a height of one (1) meter from the natural grade line.

What style of the house should be built in Villa de Mercedes?
It is the intention of ULDI to propagate Villa de Mercedes as a nature-themed Spanish Mediterranean Style Subdivision.

Is there any required type of fences?
Fences of solid masonry, cyclone, or mesh wire or barb wire shall not be allowed. Fence and gate plans for the property shall be subject to approval of ULDI and/or VDMHAI before construction.

If the buyer wants to have a drainage, from whom would be the expenses?
The owner shall construct and maintain at his own expense the necessary drains, channels, and pumps, if necessary to intercept water run-off from the roof and the open areas and convey these to the nearest drainage system of Villa de Mercedes.

Is it allowed to plant trees at the subdivision?
No trees other than those planted by the ULDI shall be allowed on the planting strip of the sidewalk. No existing trees, whether found within or outside the lot, shall be cut, removed, or damaged, nor shall it be relocated or transferred without the written approval of ULDI or its corporate successors and assigns.

If the buyer wants to construct their house, is the Construction Bond refundable?
Yes, construction bond is refundable, in the sense that all his workers must not violate all the rules of construction guidelines. If they violated three (3) times, there is a penalty and that certain amount of penalty will be deducted from the construction bond.

What are the required working hours?
Official working hours for construction is 7am to 5pm, Monday to Friday. Overtime work beyond 5pm requires prior approval from ULDI and /or VDMHAI on a case-to-case basis. The ULDI and /or VDMHAI approval will be predicated on the condition that such activity on Sundays, legal holidays, and non-working holidays are not allowed.

Is stay-in of the workers allowed?
ULDI's and/or VDMHAI's general rule is that ingress of construction workers is not permitted between 8 pm to 6 am. However, in cases where the construction is to be secured or for practical reasons, a maximum of ten (10) persons per project maybe allowed.
